Warner
Bros, the American Film and Media Company, underwent a
consolidation in 1999 to combine their various business
groups from five buildings into one. A number of buildings
were evaluated and the choice made to take an entire,
refurbished Land Securities building in Theobalds Road
of 130,000sqft. The Landlord provided the building to
a shell and core standard with several enhancements to
central systems to facilitate the Warner Bros fit-out
that evolved through an integrated design process.
Although refurbished, the basic building structure
was retained and this posed serious engineering challenges
to accommodate the required services solutions. The
office spaces are conditioned by a chilled ceiling (with
integrated low energy lighting) system with desiccant
ventilation, providing economic running costs. The office
floor void is restricted to 40mm and therefore a bespoke
solution was developed which has now become a standard
manufacturers product.
The
building incorporates a large central atrium with hosting
facilities and catering at the base, 80 and 10 person
screening rooms for internal previews and critics which
has the best acoustic performance in Europe, recording
and dubbing acoustic rooms, large computer for ticket
sales, and high profile entertainment/hospitality areas.
The fit-out works were completed within a tight time
frame with partial client occupation prior to completion
which imposed difficult constraints on the entire team.
WB also occupied space within the adjacent building
on the same development for which MEIT associates also
undertook the services design.
